Street-front retail in the Thu Thiem core rarely comes up, and this is one of the few chances to get in early. The Lotte Thu Thiem shophouse units sit at the base of the residential towers of Lotte Eco Smart City Thu Thiem, facing the pedestrian plaza and the internal shopping street that links the apartment blocks with Lotte’s retail podium. Construction of the project restarted on 23 October 2026, and the shophouse release is expected together with the first residential phase.

Why retail here makes sense

Lotte’s project presentation puts roughly 1,400 apartments, four Grade A office towers and a hotel on the same site. That is a captive crowd of residents and office workers before you count visitors from the Central Square next door. A shophouse here sells to people who live and work upstairs instead of hoping for passing traffic.

Built-in footfall: residents, office staff and hotel guests all pass through the podium level.
Anchor next door: an outdoor-style street mall on floors 1–4 of the commercial block, about 49,600 m² of retail in Lotte’s plan.

Which businesses will fit

Think about what a high-end, Korean-backed residential compound needs every day: a café that opens at 6:30, a bakery, a pharmacy, a clinic, a premium grocery, a hair and nail salon, an English or Korean tutoring centre. Food and beverage operators will want the corner units with outdoor seating. Clinics, education and services will do fine in the inner-street units, which should also come in cheaper.

What we still need to see before you commit

The official floor plan with each unit’s area, ceiling height and frontage width.
Whether the unit carries long-term ownership or a term tied to the project’s land use period.
Operating hours and building rules, including signage and kitchen exhaust for F&B.
Written confirmation that the project is eligible for off-plan sale. Only then can the developer take a deposit, capped at 5% of the price.

The commercial plots are being built first; the Lotte Thu Thiem shophouse units in the residential podium will be released with the housing phase, so registering now is the way to see the first floor plans.

How much is a Lotte Thu Thiem shophouse?

The developer has not released prices yet. Register with us and we will send the official price list and floor plans as soon as they are published.

Can I put a deposit on a shophouse now?

Not with the developer. A deposit for off-plan property can only be taken once the project is legally eligible for sale, and it is capped at 5% of the price. Money asked for today would only be an informal reservation.

Can foreigners buy a shophouse at Lotte Thu Thiem?

Vietnam’s foreign ownership rules mainly cover apartments and houses in residential projects. Ownership of commercial units varies by project, so wait for the sale contract terms or ask us to check them for you.

When will the shophouses be handed over?

The developer has only published a timeline for the commercial towers on plots 2-1 and 2-3 (October 2029). The residential phase and its shophouses will get their own schedule at launch.
