Lumi Hanoi is CapitaLand Development’s apartment project on Thang Long Boulevard in west Hanoi (Tay Mo Ward), on a site of about 5.6 ha with a frontage on Ring Road 3.5. It was unveiled in November 2023, broke ground the same quarter, and is reported as a roughly VND 18 trillion (S$1 billion) investment. Mitsubishi Estate and Far East Organization are co-developers.

The scheme has nine towers with around 4,000 apartments, designed by French architect Jean-François Milou. On 8 September 2026 CapitaLand began handing over 2,375 homes in Lumi Signature, the first completed phase. Standard units are handed over finished, duplexes with basic finishes and penthouses as shells.

Before you buy or rent

  • Confirm which phase the unit is in and whether it has been handed over
  • Check the handover standard: finished, basic or shell, depending on unit type
  • For foreign buyers, confirm the 50-year term and the remaining quota
  • Note that Hanoi’s Department of Construction inspected booking practices here in 2024; ask for the signed sale contract, not just a booking receipt, on any resale
