Orchard Grand

Orchard Grand is the latest high-rise phase of Sycamore, CapitaLand Development’s township in the former Binh Duong new city, now Binh Duong Ward of Ho Chi Minh City. On a plot of about 8,501 m² it has two 24-storey towers, Aura and Bliss, with 517 apartments ranging from two-bedroom units to large penthouses. The towers overlook the central lake park, and units are handed over fully furnished. CapitaLand previewed the project in the third quarter of 2025.

Who is behind Orchard Grand

CapitaLand Development is the Singapore group behind The Vista, Feliz en Vista and De La Sol in Ho Chi Minh City. Sycamore is CapitaLand Development’s 18.9-hectare township in the new city of Binh Duong, developed with UOA and planned for about 3,500 freehold homes and 13,000 residents, with completion of the whole scheme targeted for 2028. Orchard Grand follows The Orchard (low-rise), Orchard Hill and Orchard Heights.

Location: Sycamore and Binh Duong new city

Sycamore lies at the junction of Hung Vuong and Vo Van Kiet in the administrative centre of the former Binh Duong province. Orchard Grand faces the lake and central park, with Aeon Mall, the administrative tower and a planned metro line nearby.

The VSIP industrial parks, which employ many foreign managers and engineers, are within 15–30 minutes. Central Ho Chi Minh City is about an hour away by car.

Apartment types

Two-bedroom units have a net area of about 75 m² (around 84 m² gross), three-bedroom units about 108–113 m², duplexes around 96 m² and penthouses from 275 to 495 m².

Prices and buying

Indicative launch prices were from about 58 million VND per m². In 2026 two-bedroom units of 80–85 m² were listed at about 4.4–5 billion VND and a 108 m² three-bedroom at around 6.6 billion VND, with payment schedules running to the end of 2027. Batdongsan recorded a slight price decline over the previous year.

Banks including Vietcombank and BIDV lend on the project. Confirm the handover date for your tower directly with CapitaLand.

Legal status and foreign ownership

Orchard Grand is commercial housing: freehold for Vietnamese buyers and 50-year ownership for foreigners within the per-building quota.

Renting at Orchard Grand

The main tenants are foreign and Vietnamese managers working in Binh Duong’s industrial parks, who value well-managed, furnished apartments near Aeon Mall and the administrative centre.
