The Aspira is a pair of 30-storey towers in Tan Dong Hiep Ward, part of the former Di An City that merged into Ho Chi Minh City in 2025. It is built for first-time buyers: almost all of its 1,212 homes are one- and two-bedroom units under 84 m². The project launched in July 2025, has since topped out ahead of schedule, and is due to be handed over in the first quarter of 2027.

Who is behind The Aspira

The project is developed by Saigon High Rise, with DKRA Realty as the main sales agent and CBRE appointed to manage the building. The Aspira won “Best Innovative Condo Development Vietnam” at the Dot Property Vietnam Awards 2025.

Location: near the Metro Line 1 extension

The site lies within an 18.8-ha transit-oriented zone planned around the proposed Metro Line 1 extension into Di An. Today, residents rely on DT743 and the Hanoi Highway, which connect quickly to Thu Duc, the Hi-Tech Park and the Song Than and Tan Dong Hiep industrial parks.

Apartments and prices

The mix is heavily weighted to two-bedroom homes (around 980 of them), plus about 220 one-bedroom units. Listings in late 2025 put a 63 m² two-bedroom at roughly 2.5 billion VND, and asking prices in 2026 range from about 37 to 47 million VND per m². Kitchens and bathrooms come with Häfele fittings.

Amenities

  • Pool, gym and play areas on an elevated amenity deck
  • Community and co-working rooms
  • Smart-home package in each unit
  • 24/7 multi-layer security
  • Ground-floor shops

Renting at The Aspira

Small, affordable two-bedroom units are what most factory engineers and young families in Di An rent, so The Aspira should find tenants easily. The large number of similar units means landlords may compete on price once the towers are handed over.
