Thao Dien Pearl is a pair of residential towers at 12 Quoc Huong Street, on the edge of the Thao Dien expat neighbourhood and roughly 500 metres from Saigon Bridge. Built by SSG Group, the same developer behind Saigon Pearl, it was handed over at the end of 2013 and has since become one of the established choices for families who want large apartments in Thao Dien without moving into a villa.

The two towers have about 33 floors each above a commercial podium and basement parking. Most homes are spacious two- and three-bedroom units, with a small number of duplex penthouses at the top. That size profile is the main reason people choose it over newer, more compact projects nearby.

Location in Thao Dien

Quoc Huong is one of Thao Dien’s main streets, lined with cafés, international schools and small supermarkets. From the towers you can reach the Saigon Bridge on-ramp in a couple of minutes, and Thao Dien station on Metro Line 1 is a short walk away along Xa Lo Ha Noi. District 1 is usually 15 to 25 minutes by car, depending on the bridge traffic.

After the 2025 ward merger, Thao Dien became part of An Khanh Ward. Leases and title documents may still use the old ward and District 2, which is normal.

Apartment sizes and layouts

Unlike most newer projects, the smallest homes here are already generous two-bedrooms. Three-bedroom corner units with wrap-around balconies are the most sought-after, especially those facing the Saigon River. Several units have river views on more than one side, so ask which direction the living room and main bedroom face rather than relying on a “river view” label.

Because the building is more than ten years old, interiors vary widely. Some owners have renovated kitchens and bathrooms; others still have the original fit-out. Budget and timing for any repairs should be part of your comparison.

Renting at Thao Dien Pearl

Furnished three-bedroom apartments are popular with families whose children attend schools in Thao Dien and An Phu. Confirm whether the rent includes the management fee, how many parking cards come with the unit and whether pets are allowed under the building rules.

Ask the landlord for proof of ownership and check the condition of air-conditioners and water heaters before move-in. Older buildings tend to have more variation in appliance age, so a written inventory helps avoid disputes.

Buying and resale checks

Residents waited several years for ownership certificates after handover, an issue reported in the press in 2017. Today many units trade with a pink book, but you should still check the title of the specific apartment, the remaining management fund contribution and any outstanding debts with the management board.

Compare price per square metre against similar-sized units in the same tower and floor band. Large layouts mean higher total prices, so mortgage approval and the bank’s valuation can affect your timeline.

Facilities

Shared facilities include a swimming pool, gym, children’s area and a retail podium with a supermarket and food outlets. Current opening hours, guest rules and fees are set by the building management, so ask for the latest resident handbook.
