VSIP Bac Ninh BelHomes Sky is the social housing component of the VSIP Bac Ninh industrial, urban and service township, spanning Tu Son Ward and Dai Dong Commune in Bac Ninh, right next to Hanoi. It is developed by VSIP Bac Ninh Co., Ltd, the Vietnam–Singapore joint venture behind the industrial park.

Across five social housing lots (B1–B5, about 35,271 m²) the plan allows towers of 15–20 storeys. The first phase on lots NOXH-B2 and NOXH-B4 has 547 apartments: two 15-storey towers with 454 units on B2 and one 10-storey tower with 93 units on B4. Bac Ninh’s Department of Construction published the approved price of VND 20.64 million/m² in June 2026, and completion is planned for the first quarter of 2027.

Who can buy

Social housing in Vietnam is reserved for eligible buyers, mainly low- and middle-income workers and civil servants who do not already own a home locally, with income caps and paperwork set by law. Resale is restricted for the first years, and foreign nationals cannot buy. The developer must also keep at least 20% of the township’s social housing floor area for rent, in the towers on lots B1, B3 and B5.

Renting

Because part of the social housing will be offered for rent, workers who do not qualify to buy may still be able to rent directly from the developer once those towers are ready.

Buying checks

  • Apply only through the official channels listed by VSIP and the Department of Construction.
  • Prepare income and housing-status documents in advance.
  • Check the unit price list and the separate 2% maintenance fee.
  • Avoid anyone selling “guaranteed slots”.
