Grand Marina Saigon

Grand Marina, Saigon is Masterise Homes’ branded residential complex on the site of the historic Ba Son shipyard, at 2 Ton Duc Thang Street on the river side of the old District 1 – now Saigon Ward. Covering about 10 hectares, it is marketed as the world’s largest collection of Marriott and JW Marriott branded residences. The Lake tower opened in 2023 and the Sea tower, the second building, has also been completed; the first pink books were handed to owners in mid-2024. In 2026 Masterise added a “Marriott Residences Special Edition” collection.

Who is behind Grand Marina Saigon

Masterise Homes is part of Masterise Group, which also developed The Global City, LUMIÈRE riverside and the Masteri series. At Grand Marina the residential service is run to Marriott standards, which is what justifies the service charges and the premium over neighbouring towers.

Location: Ba Son and the Saigon River

The Ba Son site runs along the Saigon River between the Ba Son bridge and Ton Duc Thang Street, a few minutes’ walk from Le Thanh Ton and the Japanese restaurant streets. The Ba Son shipyard’s heritage buildings sit inside the wider redevelopment, and the riverside is being turned into public squares and parks.

The biggest practical advantage is transport: the Ba Son underground station on Metro Line 1 has an entrance inside the complex, the Ba Son bridge takes you straight to Thu Thiem, and the project has its own marina. Many apartments look across to Thu Thiem, along the river or towards the green canopy of the Saigon Zoo.

Grand Marina is a mixed-use scheme with offices, retail, a marina and riverside public space as well as residences. Highlights include:

Apartment types

Apartments range from one-bedroom units of around 60–70 m² to large three-bedroom and penthouse homes. Some three-bedroom corner units have ceilings over 4 metres. Most are sold fully fitted, and branded-residence management is included in the service charge.

Prices and buying

This is one of the most expensive residential addresses in the country. In 2026 resale one-bedroom apartments of 62–71 m² were listed at roughly 28–30 billion VND, i.e. more than 400 million VND per m².

For buyers the key checks are which tower and brand tier the unit belongs to, the annual service charge, and whether the pink book has already been issued for that specific apartment.

Legal status and foreign ownership

Grand Marina is commercial housing. Pink books have been issued for completed units since 2024. Foreigners can buy within the national quota for 50 years; for branded residences it is worth confirming how much quota remains in each tower.

Renting at Grand Marina Saigon

Rents are among the highest in the city: in 2026 three-bedroom units of 117–185 m² were advertised at about 135–199 million VND a month. Tenants are mainly senior expatriates and executives who want hotel-style service, walkable District 1 and the metro on the doorstep.
