LUMIÈRE riverside

LUMIÈRE riverside is a completed apartment project by Masterise Homes at 628A Hanoi Highway, next to Masteri An Phu on the edge of Thao Dien. Its two towers, LUMIÈRE East (36 floors) and LUMIÈRE West, hold more than 1,000 apartments and are wrapped in planted balconies – a “leafscape” design that makes them easy to spot from the highway. The project launched at the end of 2020, was handed over in December 2023, and the first 50 pink books were issued in August 2024, eight months after handover.

Who is behind LUMIÈRE riverside

Masterise Homes also built Masteri Thao Dien and Masteri An Phu on the same stretch of Hanoi Highway, so LUMIÈRE riverside completes a cluster of three Masterise projects. Day-to-day operations are handled by Masterise Property Management.

Location: Hanoi Highway, between An Phu and Thao Dien

The towers sit right on Hanoi Highway, between Masteri An Phu and the Thao Dien neighbourhood, with Thao Dien’s cafes, international schools and supermarkets a short walk or ride away. The Saigon River is to the rear.

Thao Dien and An Phu stations on Metro Line 1 are close by, and the old District 1 is around 15 minutes by car outside peak hours. The highway frontage is convenient but busy, so higher floors and units facing away from the road are quieter.

Master plan and amenities

The project has a 9,500 m² commercial podium that is already trading, plus residents’ facilities:

Apartment types

Apartments range from one to three bedrooms, with a small number of penthouses. Units were handed over with a high-end finishing package from the developer.

Prices and buying

In 2025 two-bedroom resales were reported at around 7–7.2 billion VND per unit, depending on floor, direction and legal status, though asking prices for well-positioned units have since moved higher.

Because the pink books are being issued, the main check is whether the specific unit already has its certificate or is still being transferred under the original sale contract.

Legal status and foreign ownership

LUMIÈRE riverside is one of the few recent District 2 projects with pink books already issued. Foreign buyers can own within the per-building quota for 50 years.

Renting at LUMIÈRE riverside

Occupancy reached about 92% within six months of handover, and the project is a natural choice for expatriates who want Thao Dien’s lifestyle in a newer building. Furnished one- and two-bedroom units are the easiest to let.
