Ciputra Hanoi

Ciputra Hanoi, officially the Nam Thang Long urban area and marketed as Ciputra Hanoi International City, is a gated township north-west of West Lake. It was Hanoi’s first large new urban area with foreign investment, developed by a joint venture between Indonesia’s Ciputra Group and Hanoi’s UDIC, and has been built in phases since 2002.

The township mixes thousands of low-rise villas and townhouses with apartment towers such as P1, P2, E1, E4, E5, L1, L2 and The Link 345. With the United Nations International School (UNIS Hanoi) inside its gates, it has long been one of the main addresses for diplomats and expatriate families in the capital.

Location near West Lake

Ciputra sits between Vo Chi Cong, Pham Van Dong and Nguyen Hoang Ton roads. West Lake is a few minutes away, Nhat Tan Bridge leads to Noi Bai airport in about 20 to 30 minutes, and Lotte Mall West Lake is close by. The area is mainly car-oriented, so check driving times to your office.

Most of the township is now in Phu Thuong Ward. Some sections may fall in neighbouring wards, so rely on the unit’s own documents.

Apartment towers

The older E-towers and P-towers have large layouts, often 120 to 150 m2 with three or four bedrooms, and many face West Lake or the internal park. The Link towers are newer and more compact. Ask which phase and building a listing is in, because finishes and fees differ.

For larger families, villas and townhouses inside the gates are a common alternative and can be rented furnished.

Renting in Ciputra

Tenants are often families with children at UNIS or nearby international schools. Check the management fee arrangement, security rules for visitors and parking. For villas, ask who maintains the garden, pool and air-conditioning.

Buying and planning checks

Parts of Ciputra’s later phases have faced long-running planning and infrastructure issues reported in the press, including adjustments to plot functions and building heights. If you are buying, check the title of the specific unit and ask about planned construction around it.
