Who can buy

Social housing in Vietnam is reserved for eligible buyers: typically low-income workers, civil servants and people without a home in the locality, subject to income caps and paperwork set by law. Buyers cannot resell freely for the first years after purchase. Foreign nationals are not eligible to buy social housing.

For renters

Owners of social housing apartments are allowed to rent them out only within the rules for this housing type, so check any rental offer carefully. For short-term or corporate stays, a commercial building such as Yen Binh Complex nearby is usually simpler.

Buying checks

  • Confirm your eligibility and income documents with the developer and the ward before applying.
  • Ask about the resale restriction period and the ownership certificate timeline.
  • Check the service and parking fees.
  • Do not pay brokers for a “guaranteed slot”: allocation follows the official application process.
