Amenities
Yen Binh Complex is a commercial apartment project inside the Yen Binh Xanh urban area in Van Xuan Ward (former Dong Tien Ward, Pho Yen), Thai Nguyen. It is marketed as the first planned commercial condominium in the Yen Binh technology and industrial hub, where Samsung runs one of its largest factory complexes.
The project sits on lots TT-1 and TT-3 along the 22-metre main road of the urban area, facing a landscaped lake and park. Tower TT01 has been handed over, and tower TT03 is scheduled for handover in 2027.

Location
Yen Binh sits on the Hanoi–Thai Nguyen expressway corridor, roughly 50 km from central Hanoi and about 20 minutes’ drive from the new Pho Yen administrative centre and Van Xuan square. The industrial parks employ tens of thousands of workers, engineers and expatriate staff, which is the main reason the area needs rental housing.

Who it suits
The obvious market is staff at the Yen Binh industrial parks: Vietnamese engineers, Korean supplier staff and managers who want to live minutes from work instead of commuting from Thai Nguyen city or Hanoi. Small investors buy one- and two-bedroom units to let to the same tenants.
What to expect
This is a practical, mid-market building rather than a resort-style complex. Shops and restaurants are growing around the industrial parks, but the area is still developing, so check what is already open near the towers before you commit.
Buying checks
- Confirm which tower you are buying in and whether it is already handed over (TT01) or still under construction (TT03).
- Ask for the certificate status of handed-over units.
- For rental investment, compare realistic rents with nearby company dormitories and other new buildings.
- Foreign buyers should confirm the building is eligible for foreign ownership before paying a deposit.
