Who is behind Happy One Sora

Van Xuan Group has built its brand on mid-range apartments around the HCMC – Binh Duong edge, with Happy One Phu Hoa, Happy One Central and Happy One Premier already delivered or underway before Sora. The group received the building permit for Sora on 28 February 2025.

Location: Pham Van Dong corridor

Pham Van Dong Boulevard is one of the fastest routes from Thu Duc into Go Vap and the airport, and Linh Xuan is also close to National Highway 1, Highway 13 and the Hanoi Highway. Di An, the Song Than industrial parks and Vietnam National University’s campus are all a short ride away.

Apartments and prices

Layouts range from compact one-bedroom units of around 46 m² to large three-bedroom homes of about 129 m², plus ground-floor shophouses. At launch the average price was quoted at around 45.9 million VND per m², which put it below most new projects closer to Thu Duc centre. Nearly 1,400 buyers registered interest ahead of the launch.

Amenities

  • Japanese-style four-season gardens
  • Stepped sky gardens from floors 17 to 24
  • Sky bar and observatory deck
  • Herb garden and meditation area
  • Pool, gym and children’s play spaces

Construction progress

By November 2025 the basement and foundations were complete and the superstructure had reached the third floor. The developer has not published a firm handover date, so check the latest schedule before buying.

Renting at Happy One Sora

The project is well placed for workers at the nearby industrial parks and staff and students around the National University. Smaller units should find steady demand, although rents in Linh Xuan are lower than in Thao Dien or An Phu.

Pros and cons

Pros

  • Limited supply of 507 units
  • Strong Japanese design theme
  • Good road links via Pham Van Dong
  • Lower prices than central Thu Duc

Cons

  • Handover date not yet confirmed
  • Linh Xuan is far from District 1
  • Smaller project, fewer facilities than a township

Who it suits

Happy One Sora suits first-time buyers and young families who want a newer, design-led building on the north-eastern edge of the city at a mid-range price.
