Who is behind Kepler Land

TSQ has developed several projects in Ha Dong and Thanh Xuan, including the earlier TSQ Euroland in Mo Lao. Kepler Land is its biggest high-rise scheme in the area.

Location: Mo Lao, Ha Dong

Mo Lao is one of Ha Dong’s more established urban areas, with schools, the Posts and Telecommunications Institute of Technology and hospitals nearby. Nguyen Trai, To Huu and Le Van Luong are a few minutes away, and Metro Line 2A runs along nearby Tran Phu and Nguyen Trai.

Apartments and prices

Layouts range from one-bedroom units of about 45 m² to large three-bedroom and dual-key homes of 119–160 m². In 2025, prices were quoted at roughly 80–90 million VND per m². A 2026 resale listing in HH-02 asked about 4.5 billion VND for a 45.5 m² one-bedroom.

Press reports in 2025 noted that while the project was approved for sale, parts of it were still mortgaged to a bank. Under the 2023 Housing Law, the developer must release the mortgage or obtain the bank’s written consent for each unit before signing a sales contract, so buyers should ask to see this document.

Renting at Kepler Land

Ha Dong has a deep pool of tenants – students, young professionals and families working in western Hanoi. Smaller units here should rent easily, though the 1,280 new homes will add a lot of supply at once.
