Malibu Hoi An, launched as Malibu MGM Hoi An, is a condotel and villa resort on Ha My beach, south of Da Nang on the road to Hoi An. Indochina Hoi An Beach Villas, then a Bamboo Capital subsidiary, broke ground in September 2018 on a site of about 11 ha. Plans have been reported at roughly 690 apartments and 93 villas, and the project has won Dot Property design awards, but its completion deadline has been pushed back more than once.

Prices and buying

Because the completion date has moved, buyers should ask exactly which buildings are finished, whether units have been handed over with certificates, and who the operator will be. Press reports in 2022 also covered an administrative fine against the investor; read the latest news before you commit.

Renting and holiday use

Rental potential depends on the project being fully finished and operated. Ask the seller for actual occupancy data rather than projected returns.

Pros and cons

  • Pros: beachfront site on one of the best stretches of the Hoi An coast, low-rise design, award-winning architecture
  • Cons: delays and changes in ownership structure, unclear operator, investment returns not yet proven

Who it suits

Experienced buyers who want a long-term beachfront position near Hoi An and can do thorough legal due diligence.
