Apec Mandala Wyndham Mui Ne is a huge condotel resort by Apec Group on the DT716 coast road in Mui Ne, Phan Thiet. On a site of about 4.5 hectares it has four 27-floor towers, each styled after a different culture – Vietnam, China, Tibet and Bhutan – with close to 3,000 hotel apartments and a few dozen shophouses. Every unit faces the sea, and Wyndham was signed as the hotel operator. When it was announced it ranked among the ten largest hotels in Asia. It has also run years behind schedule, and resale prices have fallen sharply.

Location

DT716 is the stretch of coast road between Phan Thiet town and the Mui Ne fishing village, lined with resorts, kitesurf schools and seafood restaurants. Hon Rom is about 4 km away and the White and Red sand dunes are a short drive inland. Since the Ho Chi Minh City–Phan Thiet expressway opened, the trip from Saigon takes around three hours.

What you get

The developer promised a long list of shared facilities – 129 in total – including:

  • Conference centre for several thousand guests
  • Indoor entertainment centre of over 5,000 m²
  • Infinity pools and a water plaza
  • Spa and Korean-style jjimjilbang
  • Wine cellar, bars and restaurants

Prices and buying

Batdongsan’s price tracker shows the project at roughly 18–36 million VND per m², down by about a third in a year, and small studios have been offered on the resale market for well under one billion VND all-in. That tells you most of what you need to know about investor sentiment. A condotel here is a hotel room you own for a fixed term, not a home with a pink book for life. Before buying, get the latest written handover schedule, the title type and term, and the exact terms of any rental guarantee.

Renting and holiday use

Mui Ne draws Russian and Kazakh winter visitors, kitesurfers from November to March, and Saigon families at weekends. Hotel units only earn if the operator keeps occupancy up across thousands of rooms, so returns will depend on how well the whole complex is run once it opens.

Pros and cons

  • Pros: every unit faces the sea, very low entry price on the resale market, international hotel operator
  • Cons: long construction delays, prices falling, enormous supply of identical units, fixed-term condotel ownership

Who it suits

Apec Mandala Wyndham Mui Ne suits only risk-tolerant buyers who want a cheap sea-view hotel unit and understand they may wait longer for handover and income.
