One Central Saigon is a twin-tower mixed-use project on the block directly opposite Ben Thanh Market, with frontage on Pham Ngu Lao, Calmette, Le Thi Hong Gam and Pho Duc Chinh streets. It is being developed by Masterise Homes and will include a Ritz-Carlton hotel and Ritz-Carlton branded residences.

The site has a long history: it was allocated to Bitexco in 2009, later changed hands and names several times (including The Spirit of Saigon) and sat unfinished for years. Masterise restarted construction and officially launched the project in May 2026. The towers are planned at 48 and 55 floors above six basement levels.

Location

Few residential addresses in Saigon are more central. Ben Thanh Market, the September 23 Park and the Fine Arts Museum surround the site, and the basement is planned to connect directly to Ben Thanh station on Metro Line 1. Nguyen Hue walking street, Le Loi Boulevard and the Ham Nghi financial strip are all within walking distance.

Branded residences

Residences will be serviced under the Ritz-Carlton brand of Marriott International, so owners get hotel-style services such as concierge, housekeeping on request and access to the hotel’s facilities. Masterise has not published a final unit count; figures quoted in the press vary, so treat them as indicative until the sales contract.

Asking prices reported by property media are among the highest in the city, in the range of tens of thousands of US dollars per square metre.

Things to know before buying

  • The project is still under construction. Check the developer’s bank guarantee and the official confirmation that units are eligible to be sold off-plan.
  • Branded residences carry higher service charges than standard condos; ask for the projected fee schedule.
  • Foreign buyers can usually own apartments for 50 years (renewable) within the foreign quota.
  • Because the project changed owners several times, ask your lawyer to review the land use and investment documents.
