Picity High Park

Picity High Park is a large apartment community at 9A Thanh Xuan 13 in former District 12, developed by Pi Group. Spread over 8.6 hectares with a building density of only about a fifth to a quarter of the site, it combines six mid-rise blocks of 15 to 18 storeys with pools, gardens and a ring of shophouses.

The project was handed over block by block between 2022 and the end of 2023, with Hoa Binh Construction as a main contractor and Savills appointed for property management. Its compact one- to three-bedroom apartments, mostly under 80 m2, are aimed at young families and first-time buyers in the north-west of the city.

Location in the north-west

Thanh Xuan 13 runs off National Highway 1, about 500 metres from the project. From here it is a straightforward drive to Go Vap, Binh Thanh, Thu Duc and the Binh Duong border, and Tan Son Nhat airport is roughly 7 km away by road.

The former Thanh Xuan Ward of District 12 is now part of Thoi An Ward. Sales contracts signed before July 2025 will still show the old ward and district.

Apartment types

Most homes are two-bedroom units between about 57 and 70 m2, with one-bedroom units from about 48 m2 and a smaller number of three-bedroom homes around 79 m2. Ask which block and floor a listing is on, as blocks facing the internal park are quieter than those along Thanh Xuan 13.

Renting at Picity High Park

Rents are among the more affordable for a newly built complex with full facilities, so units are popular with young professionals and families working in the north-west districts. Many apartments come with basic or full furniture; agree an inventory and check what is included in the monthly fee.

Buying and resale checks

Because the project was completed recently, pink-book status can differ between units: some resale listings advertise certificates already issued, others are still sold on the original purchase contract. Ask for the documents of the specific unit, check payment receipts from the developer and confirm any remaining instalments before you sign.

Facilities

Residents have access to three swimming pools, a gym, BBQ areas, gardens and children’s playgrounds, plus shops and cafés in the shophouse row. Confirm current rules and fees with the management office.
