The Emerald 68

The Emerald 68 is an apartment project by Le Phong Group in partnership with Coteccons, at 68 Vinh Phu 16 Street just off National Road 13 (Binh Duong Avenue) in Thuan An – now Thuan An Ward of Ho Chi Minh City. On a plot of about 7,102 m², two towers of 37–39 floors sit above a two-storey commercial podium and three basements, with about 770 apartments and 15 shophouses. It is Le Phong’s second high-rise in Thuan An after The Emerald Golf View, and handover is planned for 2027.

Who is behind The Emerald 68

Le Phong Group developed The Emerald Golf View next to the Song Be golf course and several land projects in Thuan An. Coteccons, one of Vietnam’s largest contractors, is both co-developer and main contractor here – its first step into project development.

Location: National Road 13 and the city border

National Road 13 is the main axis between Ho Chi Minh City’s centre and the former Binh Duong province. The project sits close to the former boundary with Thu Duc and District 12, with Aeon Mall Binh Duong, Lotte Mart, Hanh Phuc International Hospital and Becamex International Hospital within a short drive.

National Roads 1A and 1K are nearby, and the Saigon River and the Landmark 81 skyline are visible from upper floors on the southern side.

Facilities are concentrated in the podium and on landscaped decks:

The project offers one- to three-bedroom units aimed at young families, single professionals and investors. Three-bedroom units of about 87.5 m² are among the resale listings.

Prices and buying

Listings on Batdongsan for The Emerald 68 cover a wide range, and the developer’s first-phase policy included 30% payment over 12 months until handover, 70% bank loans and interest support for up to 18 months. Prices rose only slightly in the year to mid-2026, according to the portal.

Resale buyers should confirm the transfer conditions and how much of the contract value has already been paid.

Legal status and foreign ownership

The Emerald 68 is commercial housing with long-term ownership for Vietnamese buyers and 50 years for foreigners within the quota.

Renting at The Emerald 68

Demand comes mainly from local and foreign staff working in nearby industrial parks and businesses along National Road 13. Compact units are easiest to rent.
