The Opus One is the last high-rise sub-zone of Vinhomes Grand Park, the 272-hectare township in the former District 9, and the only one co-developed by Vinhomes with the Japanese group SAMTY. Four towers of 32 to 34 floors on a 2.3-hectare plot hold about 1,952 apartments and 56 shops. Launched on 15 November 2024, the project sold nearly 70% of its first release within about 30 hours, topped out on 31 July 2025 and began handover from March 2026.

Who is behind The Opus One

Vinhomes, Vingroup’s property arm, developed the whole of Vinhomes Grand Park, while SAMTY is a Japanese residential developer and REIT sponsor. The partnership is meant to bring Japanese standards to finishing and management.

Location: the centre of Vinhomes Grand Park

The Opus One sits in the middle of Vinhomes Grand Park, next to Vincom Mega Mall and facing the 36-hectare park, Vinschool and the Golden Eagle square. Views to the east take in the Tac and Dong Nai rivers.

Ring Road 3, which runs through the township, opened its elevated section through Thu Duc at the end of 2025, and Suoi Tien Park station on Metro Line 1 is the nearest rail stop. The old District 1 is about 35–45 minutes by car.

Master plan and amenities

Residents get their own sub-zone facilities plus access to everything in the wider township:

  • Resort-style swimming pools and sky gardens
  • Gym and residents’ lounges
  • Street-level shops (56 units)
  • Vincom Mega Mall and the 36-ha Grand Park
  • Vinschool campus and Golden Eagle square
  • Township security and Vinhomes management

Apartment types

The four towers offer studios through three-bedroom apartments, with two-bedroom units the most common. Units are handed over with Vinhomes’ high-end finishing standard.

Prices and buying

When it launched, The Opus One was priced at roughly 80–85 million VND per m², with studios from about 2.8 billion VND. Resale prices have moved since handover began, so compare with current listings in the township.

Buyers taking over sale contracts should check whether the unit has been handed over, the outstanding balance and the transfer procedure with Vinhomes.

The Opus One is commercial housing. Vietnamese owners get long-term ownership and foreigners can own for 50 years within the quota per building.

Renting at The Opus One

Vinhomes Grand Park already has a large resident base – more than 60,000 people by 2024 – and rents are driven by local professionals, young families and people working in the nearby high-tech park. Central towers like The Opus One tend to command a premium within the township.

Pros and cons
