The Sapphire Residence is a condominium tower at 1 Ben Doan Street in Hong Gai, the older town centre of Ha Long, with views over Ha Long Bay on one side and the city on the other. It was developed by DOJI Land, the property arm of the DOJI gold and gemstone group, on a site of about 7,647 m² with only 30% building coverage. Architecture is by Humphreys & Partners (USA) with landscape by West Green Design (Canada), and Coteccons built it between early 2017 and handover in the fourth quarter of 2018. The developer advertised 68 on-site amenities.

Location

Ben Doan is on the Hong Gai waterfront, next to the Dragon Bay shopping street and a short walk from the Ha Long market and the tourist boat pier. The Cua Luc tunnel and Bai Chay Bridge connect you to the Bai Chay resort area and Sun World in a few minutes, and Van Don International Airport is about 50 minutes away by expressway.

What you get

Apartments run from one to four bedrooms (four-bedroom units around 129 m²), most with glass balconies facing the bay or the city. Shared facilities include an indoor heated pool, an outdoor pool, a tropical garden, gym and yoga rooms, a wine and cigar lounge, a library and children’s areas.

Prices and buying

Units now sell on the resale market. Bay-facing high floors carry the biggest premium. Because the building has long-term ownership, it is one of the more straightforward purchases in Ha Long compared with the condotel stock in Bai Chay – still, check the pink book and the foreign-buyer quota if you are not Vietnamese.

Renting and holiday use

Furnished apartments are rented to managers and engineers working in Quang Ninh as well as to holiday guests. Long-term leases are easier to find here than in the tourist-heavy Bai Chay strip.

Pros and cons

  • Pros: bay views from the Hong Gai waterfront, long-term ownership, low site density with large gardens, well-known contractor
  • Cons: Hong Gai is quieter at night than Bai Chay, some units face the city rather than the bay, older stock than new Bai Chay launches

Who it suits

Families and professionals living in Ha Long, and buyers who want a bay-view home with full ownership rather than a holiday condotel.
