Masteri Cosmo Central is the latest high-rise precinct in The Global City, officially introduced by Masterise Homes on 15 January 2026. It sits at the heart of the township, directly facing the canal and music fountain, and is planned as six towers of 19 to 29 floors over a three-storey podium and two basements. Agents are quoting handover around the third quarter of 2028, which makes it the furthest-out of the three Masteri and LUMIÈRE high-rises currently on sale in The Global City.

Who is behind Masteri Cosmo Central
Masterise Homes is behind Masteri Thao Dien, Masteri An Phu, LUMIÈRE riverside and Grand Marina, Saigon. Cosmo Central is the third high-rise residential piece in The Global City after Masteri Grand View and Lumière Midtown, and like them it uses the township’s Foster + Partners master plan.
Location
Of the three towers clusters in The Global City, Cosmo Central has the most central position: the canal, the music fountain and the main commercial core are on its doorstep, and most of the township’s facilities are inside a five-minute walk. The developer describes it as being about five minutes from Thao Dien and twenty from the old District 1.
Major road links include the Long Thanh – Dau Giay expressway, the An Phu interchange and, further out, Ring Road 3. The planned connection from the expressway directly into The Global City should make the drive to Long Thanh airport easier once it opens.

Master plan and amenities
Cosmo Central is pitched at a “work-life” lifestyle, with lounges and work spaces mixed into the amenity floors and the township’s events programme right outside. Announced facilities include:
- Infinity-edge pool
- Indoor amenity floors and work lounges
- Sports cluster
- Landscaped stream and zen garden
- Retail podium
- Direct access to the canal, music fountain and township events
Apartment types
The precinct focuses on one- to three-bedroom apartments aimed at young professionals, couples and small families. Two-bedroom units of around 80 m² are among the most common listings, many with views over the canal.
Prices and buying
Early 2026 listings put two-bedroom units of about 80 m² at roughly 9.8–11.4 billion VND depending on the payment plan, or a little over 120 million VND per m², with developer discounts of up to around 15% for early payment.
Since handover is more than a year away, you will be paying in stages. Check how much you need to pay before handover, what the bank support covers and whether the discount depends on taking a loan.
Legal status and foreign ownership
Cosmo Central is a commercial housing project. Vietnamese buyers get long-term ownership; foreign individuals can buy within the 30% quota per building for 50 years, renewable. As with any off-plan purchase, ask to see the bank guarantee for the payments you make before handover.
Renting at Masteri Cosmo Central
If The Global City’s schools, mall and offices open on schedule, the canal-front towers should rent well to expatriates and professionals working on the east side. Bear in mind that by 2028 several thousand apartments will have been handed over in the township, so finishing and furnishing will matter.
Pros and cons
