Masteri Grand View is the first high-rise residential phase of The Global City, the 117-hectare township Masterise Homes is building on the old District 2 side of Ho Chi Minh City. It sits on the corner of Do Xuan Hop and Lien Phuong streets, now part of Binh Trung Ward, and is made up of two 25-storey towers called Spark and Glow with roughly 616 apartments. The project was launched in November 2024 and the developer is aiming to hand keys over from the end of 2026, so it is one of the few new-build options in the area that you can move into fairly soon.

Who is behind Masteri Grand View

Masterise Homes is the residential arm of Masterise Group and the name behind Masteri Thao Dien, Masteri An Phu, LUMIÈRE riverside and the branded Grand Marina, Saigon. Masteri Grand View belongs to its “Masteri Collection”, the brand’s upper-mid-range line, which usually means a solid finishing package and in-house property management rather than headline-grabbing architecture. The wider township was master-planned by Foster + Partners.

Location

The Global City sits between Do Xuan Hop Street and the Rach Chiec river, on the eastern edge of the old District 2. Masteri Grand View takes the corner plot at the entrance of the township, so it gets two street frontages and faces the canal and music-fountain area at the centre of the scheme. The SOHO shophouse strip, which has been trading since the end of 2023, is a short walk away.

Getting out is reasonably easy: the Ho Chi Minh City – Long Thanh – Dau Giay expressway and the An Phu interchange are close by, Rach Chiec and An Phu stations on Metro Line 1 are a few minutes by car, and Thao Dien is around ten to fifteen minutes away outside rush hour. Do Xuan Hop itself is a busy road that is being widened, so expect some traffic and construction noise for a while.

Master plan and amenities

The towers share a podium with shops and services, while residents also get the township’s open spaces, canal-side walkways and the commercial centre being built in the middle of The Global City. On-site facilities include:

  • Swimming pool and pool deck
  • Gym and indoor amenity floors
  • Children’s play areas
  • Retail and F&B in the podium
  • Walking distance to the canal, music fountain and SOHO shophouses

Apartment types

The mix runs from compact one-bedroom units of around 57 m² to two-bedroom units of roughly 73–88 m², three-bedroom layouts around 117–124 m² and a limited number of four-bedroom corner units of about 140 m². Most of the two-bedroom stock is designed for small families or couples renting out a room, and higher floors on the Glow tower look towards the canal and river.

Prices and buying

On the secondary market in 2026, two-bedroom apartments are being offered at roughly 9–10 billion VND and three-bedroom units at about 12.8–15 billion VND, which works out to around 105–130 million VND per m² depending on floor, view and payment plan. Developer discounts of around 15% for early payment have been widely advertised, so compare the net price, not the list price.

Because the project is still being finished, buyers typically sign a sale and purchase agreement with the developer and pay in instalments until handover. If you are buying a resale contract, check that the transfer is registered with Masterise Homes and that all payments made so far are documented.

Masteri Grand View is a commercial housing project, so Vietnamese buyers receive a long-term pink book once the certificates are issued. Foreign individuals can buy within the national quota of 30% of units per building and hold the apartment for 50 years, renewable. Always ask the developer how much of the foreign quota is still available in the tower you are looking at.

Renting at Masteri Grand View

Once it is handed over, the project should appeal to tenants who want something newer and calmer than Thao Dien but still close to it. International schools and the township’s own facilities will drive demand, though the first year after handover usually brings a wave of competing listings and softer rents. Furnished two-bedroom units are likely to be the easiest to let.

Pros and cons

Pros

  • First move-in phase of a large, master-planned township
  • Developer with a track record of delivering on time in District 2
  • Corner position with canal and fountain views from many units
  • Close to the expressway, An Phu interchange and Metro Line 1

Cons

  • Prices are already in the premium bracket for the area
  • The township is still under construction, so expect dust and noise for a few years
  • Do Xuan Hop can be congested at peak hours

Who it suits

Masteri Grand View makes most sense for buyers who want a new apartment in east Ho Chi Minh City with a short wait to handover, families who like the idea of a planned township with schools and parks, and investors who are comfortable holding for the medium term while the rest of The Global City is completed.
