The Privé is Dat Xanh Group’s large riverside apartment project in the Nam Rach Chiec residential area, on the old An Phu side of District 2 (now Binh Trung Ward). The 6.7-hectare site is a small peninsula with the Giong Ong To river on three sides, and the plan calls for 12 towers of 33–35 floors with about 3,175 apartments and penthouses. Site coverage is only around 25%, so much of the land is given over to landscaping, water and three pools. Several towers have already been released for sale.

Who is behind The Privé

Dat Xanh Group is one of Vietnam’s largest listed property companies and the biggest primary-market broker. Its previous project in the same Nam Rach Chiec area was Gem Riverside; The Privé is effectively the reworked, higher-spec version of that site, with design by Singapore’s CPG Consultants and construction by Hoa Binh.

Location: Nam Rach Chiec and the An Phu interchange

The project sits just south of the Ho Chi Minh City – Long Thanh – Dau Giay expressway, on the Song Hanh frontage road, opposite the planned Rach Chiec sports complex. The river frontage gives most towers open views, and The Global City is just across the Rach Chiec.

It benefits from three big infrastructure items: the three-level An Phu interchange, the widened expressway towards Long Thanh airport and Metro Line 1 a few minutes away. Thu Thiem and Thao Dien are each around ten minutes by car.

Master plan and amenities

The Privé is planned as a closed compound with most amenities at ground level around the water:

  • Three salt-electrolysis swimming pools totalling about 3,000 m²
  • Riverside park and walking paths
  • Gym and spa
  • Restaurants and cafes
  • Children’s areas
  • Gated compound with 24/7 security

Apartment types

Expect mainly one- to three-bedroom apartments plus penthouses. Advertised finishing includes 800×800 mm porcelain tiles, engineered wood flooring in bedrooms, double-glazed Low-E windows, Grohe/Duravit/Kohler sanitaryware and Schindler lifts.

Prices and buying

Dat Xanh’s expected price range was around 100–120 million VND per m² before VAT, and by 2026 agents were quoting from about 119 million VND per m², with a 71 m² two-bedroom at around 8.95 billion VND before discounts. Large discounts and long interest-free periods have been offered on some towers, so compare the total amount payable.

Off-plan buyers are entitled to a bank guarantee for payments made before handover under Vietnamese law – ask to see it.

The project has a construction permit, according to sales materials, and is commercial housing: freehold for Vietnamese buyers and 50 years for foreigners within the quota. Since handover dates differ by tower, check the schedule for the building you are buying in.

Renting at The Privé

The location between Thao Dien, Thu Thiem and The Global City is good for rentals, especially for tenants who want a quieter compound with water views. Supply will be large once all 12 towers are delivered, which may keep rents in check for a while.

Pros and cons

Pros

  • Rare peninsula site with river on three sides
  • Low site coverage and large pools
  • Next to the An Phu interchange and expressway
  • Well-known developer and contractor

Cons

  • Very large supply of 3,175 homes
  • Handover is staged over several years
  • Expressway noise for towers on the northern edge

Who it suits

The Privé suits buyers who want a resort-style compound close to Thao Dien and Thu Thiem at a lower price than The Global City, and investors comfortable with a long, phased delivery.
